Q: HOW LONG HAS FLOORPLANZ BEEN IN BUSINESS?
A: Floorplanz was established in 1989 and is one of the original floor plan companies in the UK.

Q: WHAT ARE YOUR OPENING HOURS?
A: Our office is open from 8.30am - 5.30pm Monday to Friday, excluding Bank Holidays. Outside of these hours, please email info@floorplanz.co.uk and we will get back to you as soon as possible.

Q: WHICH AREAS DO YOU COVER?
A: We cover most of England and Wales, and are expanding our network all the time. We have also recently introduced operators in Dublin, Edinburgh and Glasgow. If you have a property you would like us to visit, please get in touch and we will do our best to accommodate this.

 Q: HOW DO I PLACE MY FIRST ORDER?
A: You can contact us or call us on 0203 905 60 99 to set up an account. Once this has been registered, orders are normally placed online via the ‘My Floorplanz’ section of our website. However, we are also happy to accept orders over the phone or by email.

 Q: HOW WILL I KNOW WHEN MY JOB IS BOOKED IN/COMPLETED?
A: Once your order has been entered onto 'My Floorplanz' you will receive notifications which keep you up to date at every stage of the process. You can also login to your account to track the progress of an order at any time.

Q: HOW DO I RECEIVE MY PRODUCTS?
A: You will receive an automated email when each part of the job is completed, with a link to access the finished product. You can also download the products by logging into 'My Floorplanz' directly.

Q: DO YOU PROVIDE SERVICES OTHER THAN FLOOR PLANS?
A: Yes, we probably offer more property-related services than any other UK supplier for estate agents and surveyors. As well as floor plan services, we provide professional photography (including elevated and drone photography), domestic and non-domestic EPCs, Land Registry compliant plans, Measured Building Surveys, CGIs, and property marketing brochure design and print. Q: WE ARE MARKETING A NEW DEVELOPMENT, WHAT OTHER SERVICES CAN YOU PROVIDE?
A: We can provide computer-generated images (CGIs) using the latest software, which are all rendered in-house. This may include external and internal views, site plans, aerial views, etc. Mast-based elevated photography is also popular, showing the site in context with its surroundings. We also offer a full design and print service – please see the services pages for examples of our work.

 Q: CAN I ORDER A SINGLE SERVICE?
A: Yes, our service is very flexible and we do our best to accommodate any requests.

 Q: WHAT ARE YOUR PRICES?
A: This very much depends on your specific requirements – just give us a call on 0203 905 60 99 and we’ll be pleased to discuss further and come up with a quote for you.

 Q: CAN YOU TAKE PAYMENT DIRECTLY FROM SELLERS?
A: Yes, we have a flexible payment system which can be varied on a case by case basis. We accept all major debit cards, as well as BACS transfers.

 Q: WHAT IS YOUR TURNAROUND TIME?
A: We work to a three-day turnaround, depending on the time of year and the nature of the job.

 Q: DO YOU HAVE APPROPRIATE INSURANCE COVER?
A: Yes, we have extensive Public Liability and Professional Indemnity cover.

 Q: DO YOU BELONG TO SAFE CONTRACTOR?
A: Yes, we have been members since 2011.

 Q: SO, WHY FLOORPLANZ?
A: Having been in business since 1989, we are one of the original floor plan suppliers to the UK property industry and a leader in the preparation of Land Registry compliant lease plans. Our surveyors have the experience to cover all types of property from small retail units to major commercial and residential sites. Over the years, we’ve gained a great deal of experience and as a result the bulk of our work comes from repeat business. That said, we also regularly work with private clients and no job is too small. Our customer service team is always on hand to help you.

Q: ARE YOU ABLE TO SUPPLY FLOOR PLANS AND PHOTOS IN DIFFERENT FILE FORMATS/RESOLUTIONS?
A: Yes, no problem at all – simply confirm your preference when placing your order.

Q: ARE YOUR PHOTOGRAPHS DIGITALLY ENHANCED AND CAN BLUE SKIES BE ADDED?
A: Yes, all our photographs are digitally processed to a high standard and, where appropriate, blue skies are added. We also provide a full digital re-touching and airbrushing service.

Q: ARE YOUR PLANS DRAWN IN ACCORDANCE WITH THE RICS?
A: Yes, all our floor plans are drawn in accordance with the Royal Institution of Chartered Surveyors measuring guidelines (RICS), the International Property Measurement Standards (IPMS) and the Land Registry Practice Guide 40 for Land Registry compliant Lease Plans.

Q: CAN YOUR FLOOR PLANS BE USED AS A BASIS FOR VALUATION?
A: Our estate agency floorplans are visual representations of a property for marketing purposes only and should not be used as a basis for valuation under any circumstances. However, we do offer a range of professional surveying services which may meet your requirements, so please

Q: WHAT IS AN EPC?

A: An Energy Performance Certificate (EPC) gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years. When selling or renting out a property, the owner is required to produce an EPC to prospective buyers/tenants, allowing them to compare the energy efficiency of buildings. An EPC is accompanied by a recommendation report which provides suggestions on how to improve the buildings performance.

Q: DO I NEED AN EPC?

A: As a general rule, an EPC is required every time a home is put up for sale or for rent. The requirement for an EPC has been the law since February 2008 (2009 in Scotland), meaning that if your home has been let or sold since then it should have one. They remain valid for 10 years. The Minimum Energy Efficiency Standards (MEES) came into effect in April 2018 and mean it will be unlawful to let or lease any commercial or residential building with an EPC rating lower than an E, in England and Wales.

Q: HOW LONG DOES AN EPC TAKE TO DO?

A: Typically around 45-60 minutes for a 3 bedroom semi. Complex properties with more bedrooms and extensions will take longer.

Q: CAN A PROPERTY BE MARKETED WITHOUT AN EPC?

A: Yes, but only if either the you (the vendor) or your estate agent has ordered an Energy Performance Certificate before marketing commences. At a minimum, this means a Domestic Energy Assessor must be instructed to prepare an EPC for your home before it is put on the market.

 

 

Q: DO YOU OFFER A WEB TO PRINT BROCHURE SERVICE?

A: Yes, we offer three types of brochure service:

Classic: The brochure is designed and created by our inhouse team.

Fprintz: DIY web to print solution, allowing the client to create a brochure online and make any amendments themselves immediately.

Fprintz Plus: The brochure is designed and created by our inhouse team, as with the classic service, but the brochure is then fully editable online by client.

Q: WHAT IS THE TURNAROUND TIME FOR BROCHURE ARTWORK?

A: For new orders, we aim to get a proof back within three hours (when the order is placed before 3pm). For brochure amendments, we aim to get a revised proof back to you within an hour of receiving your instructions.

Q: WHAT IS THE TURNAROUND FROM SENDING A BROCHURE TO PRINT TO DELIVERY?

A: Brochures will be printed, dispatched and delivered within 3-4 working days.

 

 

 

Q: DO YOU PROVIDE A TECHNICAL DRAWING SERVICE?

A: We have a dedicated surveying division and offer a wide range of professional surveying services. These include Technical Plans, Elevations, Sections and Topographical Site Surveys.

Q: WHAT IS A LAND REGISTRY COMPLIANT LEASE PLAN AND WHY DO I NEED ONE?

A: In 2002 and 2003, new rules were introduced by the Land Registry; the Land Registration Rules 2003 state that any new lease lasting seven years or longer must be registered with the Land Registry, and have a compliant lease plan. A Land Registry compliant lease plan is required to be produced and submitted as part of the lease application.

Q: I HAVE AN EXISTING LEASE PLAN; CAN I USE THIS?

A: If your property was registered before 2002, it is almost certain that your plan will not comply with current Land Registry guidelines, so we would advise completing a new, fully compliant lease plan.

Q: I’M SELLING MY PROPERTY AND THE ESTATE AGENT HAS ALREADY PREPARED A FLOOR PLAN; CAN I USE THIS?

A: Estate agent floor plans are normally drawn for marketing purposes and therefore do not show all the details/features needed for a Land Registry compliant plan. However, we are always happy to check a floor plan to see if it can be adapted and converted into a compliant plan.

Q: WHAT MAKES A LEASE PLAN LAND REGISTRY COMPLIANT?

A: The Land Registry Practice Guide 40 sets the rules and guidelines to follow; a compliant lease plan must be drawn to a recognised metric scale, indicate orientation and provide enough detail to be identified on the Ordnance Survey map. It should also show the demised area within the building, the building within the context of the surrounding area, the full address and the floor level. They should also include any demised areas outside, rights of way and correct colouring. The lease plan should not be marked “for identification purposes only”.

Q: ARE ALL YOUR LEASE PLANS LAND REGISTRY COMPLIANT?

A: Yes, Floorplanz has carried out Land Registry compliant lease plans for the past 20 years and all our Land Registry plans are fully compliant with The Land Registry Practice Guide 40. Our team supply law firms, surveyors, developers, commercial agents, high profile asset management investment firms and private clients.

Q: DO YOUR LAND REGISTRY COMPLIANT LEASE PLANS INCLUDE ALL THE NECESSARY COLOURING AND HATCHING?

A: Yes, they are normally added to the lease plan in accordance with the information we have. We do, however, ask you to check with your solicitor if our assumptions are correct. The colouring and descriptions are listed in the property’s deeds and we do not normally have a copy of this document.

Q: HOW MUCH DOES YOUR LEASE PLAN SERVICE COST?

A: Costs vary depending on the type of service required and size of the property, but our Land Registry lease plan service starts from only £99 plus VAT (if you can provide .dwg/.dxf files of the Ordnance Survey map and property floor plan).

Q: MY PROPERTY NEEDS SEVERAL LAND REGISTRY COMPLIANT LEASE PLANS; DO YOU OFFER ANY DISCOUNT FOR MULTIPLE PROPERTIES?

A: Yes, we do offer a discount for any additional properties, if they can all be accessed and surveyed within one visit.

Q: DO YOU OFFER NATIONAL COVERAGE?

A: Yes, our Land Registry and lease plan service offers national coverage. We have a network of more than 100 surveyors across the country. Normally our fees are inclusive of any travel expense, however some remote areas may incur a small additional fee to cover our travel expenses; this will be clearly stated in the quotation and will be agreed with you in advance.

Q: HOW QUICKLY CAN YOU MEASURE MY HOUSE?

A: If you have been advised to commission a lease plan, you are probably in the process of selling, buying or letting a property. We acknowledge that these are stressful times, but our objective is to keep the process as smooth and efficient as possible. We aim to carry out each survey within three working days of receiving the instruction and send draft plans within four working days of the appointment, however a next day survey service is available for an additional fee.

Q: WHAT IS A MEASURED BUILDING SURVEY?

A: A Measured Building Survey is an accurate and detailed representation of a building in the form of drawings, showing structural elements and architectural features. These normally include a series of drawings such as floor plans, elevations and sections, but can also encompass internal elevations and reflected ceiling plans, depending on the specific project.

Q: WHAT DO YOU NORMALLY INCLUDE ON A MEASURED BUILDING SURVEY FLOOR PLAN?

A: Floor plans are an essential element of a Measured Building Survey, as they show an accurate representation of the layout of a building and include all the information gathered during the survey. They normally include all main walls, partitions and columns, door and window openings with sill and head heights, ceiling heights, overhead beams with underside heights, skylights, any steps/staircases, main service inlets, meters, boiler and hot water tank position. We can customise the details included on a Measured Building Survey according to your specification, budget and scope of the survey.

Q: WHAT IS THE ACCURACY OF YOUR MEASURED BUILDING SURVEY SERVICE?

A: Generally, our Measured Building Surveys are carried out and drawn to a scale of 1:100, showing features of a minimum size of 5cm, with an accuracy of 10mm for hard details and 50mm for soft details. We can however customise the accuracy of a Measured Building Survey according to your specification, budget and scope of the survey.

Q: WHAT IS AN ELEVATION?

A: Elevations normally form part of a Measured Building Survey. An elevation is a view of a building seen from one side. They are normally measured and drawn showing all openings, material finishes if required, external pipe work, architectural features and orientation. The level of information shown on elevations can vary from a basic outline with door and window openings and ridges, to full detailed drawings.

Q: WHAT IS A CROSS SECTION?

A: Cross sections, or sections, are vertical ‘cut throughs’ and can be prepared at any point in a building. They are prepared showing all accessible structural details and are used to show the relationship between different levels of a building. They often include an elevational view of the architectural elements beyond the cut line.

Q: WHAT IS A TOPOGRAPHICAL SURVEY?

A: Topographical or Land Surveys are scaled drawings that show an accurate representation of an area. They are used to show all existing natural and man-made features, including buildings, land features and physical boundary details. The level of detail included in a Topographical Survey depends on your requirements and the scope of the survey. Normally, it would include any existing buildings and structures, boundary details, level heights, surface features, visible services, drainage, manhole and gully location and orientation, tree positions, street furniture, etc.
